RGGC renovated a historic 1920s building to create a new office space for future tenants. The project included structural repairs, new interior finishes, and a full roof replacement. The project team faced challenges with unforeseen existing conditions, including in-wall and in-ceiling materials in worse condition than expected. Another key challenge was coordinating work around a single, shared stairwell that remained in use by active tenants. RGGC worked closely with the Owner and tenants to minimize disruptions. Structural repairs were completed in carefully planned phases, with progressive replacement of damaged joists and roof decking.
